    UK Mortgage Market Shows Signs of Change as Borrowers Seek Flexibility

    The UK housing and mortgage market is showing signs of resilience this summer, but buyer and borrower behaviour is changing as affordability, interest rates and economic uncertainty continue to influence decisions.

    According to the latest Essentially Mortgages Q3 2026 update, the average UK asking price fell to £376,191 in June – a 0.6% monthly decline and 0.5% lower than a year earlier. The market is also seeing a clear regional divide, with prices softening across southern England and Wales while more affordable areas, including Scotland and the North East, are proving more resilient.

    For mortgage borrowers, flexibility is increasingly important. Demand for variable and tracker mortgages more than doubled between September 2025 and April 2026, rising from 6% to 13% of product searches. At the same time, shorter-term fixed-rate mortgages are becoming more popular, as borrowers remain cautious about locking into longer deals while rates could potentially change. The average two-year fixed rate has also eased to around 5.07%.

    Remortgaging is another major theme. Applications increased by around 45% during the first quarter of 2026, largely driven by homeowners reaching the end of previously secured low fixed-rate deals. With millions of fixed-rate mortgages due to mature, demand for remortgaging is expected to remain strong as borrowers look to review their options and manage future costs.

    For first-time buyers, there may also be more opportunities than they realise. Research highlighted in the report suggests some borrowers could potentially access up to £40,000 more borrowing than 12 months ago, reflecting changes in lender affordability criteria. However, saving for a deposit remains the biggest barrier, with around 27% of first-time buyers identifying it as their main challenge.

    Overall, the message for buyers, homeowners and those approaching a remortgage is clear: the market is changing, and assumptions based on previous years may no longer tell the whole story.
